There are resources on this site to help you understand how to choose a REALTOR.  Being able to provide you a realistic price range for your home’s value is determined by location, condition, and market demand.  The knowledge and experience I bring to selling homes comes from a comprehensive knowledge of homes for sale on the market today and the homes that have sold recently.

Staging and Market Knowledge
Cable TV has educated us that staging is an important part of selling any home.  Staged homes sell faster and for more money than homes for sale that do not utilize professional staging services.  As an Accredited Home Stager, when you list your home for sale with me I stage your home free of charge!

Additionally, my Residential Specialist Certification provides extensive knowledge about the nuances of changing markets and selling homes.

Being able to target buyers and understand how to reach them is another part of the home selling equation.  e-PRO is a designation that provides me the knowledge and information about Internet marketing of your home to reach the maximum number of potential buyers.

Many REALTORS will put your home on the internet, where it is completely free.  I provide enhanced internet marketing on Realtor.com, a premium service I offer to clients that list their homes with me for free,  to add additional pictures, virtual tours,  a catchy title about your home, and make your home a featured property.  It is proven that homes with the most photos online are the ones that are looked at more often - which means reaching more potential buyers.
 
Other marketing methods that I use to advertise your home include:   Promotion to other agents professionals, brochure boxes, yard signs, open houses, newspapers, and TV.  

  1. Your home is discussed & promoted every Tuesday in our firm’s sales meeting.  We sell and list the most houses in the area and have a 30 year history of excellent sales and service.   Therefore in-house promotion and updating is crucial to the sale.   
  2. Your house is submitted to the Hays MLS when it is listed which allows not only our agents to show it but also the 47 other MLS agents in Hays.  The MLS is a very important aspect of keeping the property visible to all agents. 
  3. I promptly report any changes to the property to our agents as well as the rest of the MLS.  
  4. A "For Sale" sign is installed in your yard as well as flyer box which is updated periodically.  
  5. I hold open houses at your home at your convenience.
  6. Your house is rotated in the Hays Daily News ad by Dean Ellner Inc., REALTORS.   Our ad is the largest and most visible in the paper because of the size of our firm and the number of listings we have.   Our feature ad is run every Sunday.  The Hays Daily currently has a distribution of 12,000 households.   We advertise your house as a line item, as a picture ad, as a special ad, and as an open house ad on multiple occasions.    We also advertise our company website in the classifieds every day which automatically exposes our listings to the Hays Daily News internet advertising.  Their home page features a monthly average of 120,000 hits.
  7. Your home may be featured on cable TV as one of our featured homes in an ad that Kelly (the firm’s managing broker) often does on HGTV, Lifetime and other cable channels.  
  8. Your home will rotate as one of the featured homes on the Commerce Bank Billboard featured listings in Hays.
